TERMS AND CONDITIONS

OCEAN EDGE HOLIDAY RENTALS GUEST TERMS & CONDITIONS


For all Non Airbnb Bookings an additional fully refundable $500 security deposit will be placed on your credit card. This will be released after check out. 

Payment terms - guests are charged 51% of the payment on confirmation of the booking with the remainder to be collected 14 days before check in


We may request all guests to produce ID before access details are given.

Treat our home as if it were your own.  Please be respectful to our lovely neighbours. 

No smoking indoors.  

Our properties are not suitable for schoolies, hens, bucks or any type of party.  

You  must be over the age to 25 to make a reservation. 


CANCELLATION POLICY

If you cancel within 14 days of reservation you may be charged 50% of your reservation fare.


CHECK IN/ OUT

Access details are provided by email 24 hours prior to check in


Check-in time is not before 3pm on the arrival date and check out time is not later than 10am on departure date.


Late departure and Early check in is subject to prior arrangement and availability and extra charges will apply.  


Key collection is from a key safe with return of the key to the key safe when checking out, unless special arrangements have been made prior to arrival.


UNAVAILABILITY

If the property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full. 


PARTIES & FUNCTIONS

Parties and Functions are strictly prohibited.  

Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.  


We have the right to evict a guest during their stay if WE deem the behaviour to be antisocial.


PET FRIENDLY PROPERTIES

Pets are welcome by request only at our nominated Pet Friendly properties. All pet waste must be picked up and disposed of in outside bins before leaving the property.


LINEN AND TOWELS

We supply linen, pillows, blankets and towels, they must be left where supplied in the bedrooms or bathroom on departure. Further linen may be hired through Management. Beach towels are not included. Any damage to linen will incur additional charges.  


YOUR OTHER RESPONSIBILITIES

You must comply with all applicable House Rules and all instructions from Management and the caretakers of the Property concerning occupancy, property, health, safety and quiet enjoyment of the Property and our neighbours. 


You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion) Any damage not reported or found on inspection for the rental will be deducted from the bond or tenant will be taken to VCAT and additional costs for attendance will be claimed.  


Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay extra charges will apply or the agreement may be terminated without refund. No visitors allowed after 9:30pm. If any persons other than registered tenants are invited on the Property then the total bond may be forfeited. Also tenants will be evicted on the spot if damage is found.  


Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses. Where you are staying in a shared home/apartment, the noise curfew is 10pm.


DEPARTURE

Before departure, all food must be removed from fridges, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away. You are responsible for removing any excess rubbish that does not fit in the outside bins. Charges will be issued for any rubbish that is left outside the bin. There is free rubbish drop off points for part-time residents. The Property must be left in a clean and tidy condition.  


Extra cleaning charges will be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the security bond.  


If there is a BBQ on the property, it must be left clean otherwise an additional charge of $100 will be applied.  


All furniture and furnishings must be left in the position they were in when you arrived.

The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to the key safe or as otherwise directed.


You are responsible for the safekeeping and replacement of accommodation keys. A $50 fee will be charged for any lost keys.


Smoking is not permitted in the Property. A $250 fee will be applied to any property found to have been smoked in. This will be taken from the bond.


No illicit drugs to be brought onto the property or persons under the influence to be allowed onto the property. Under age drinking is not permitted on the property. If found, Police will be contacted as well as both guarantors.  


PROBLEMS OR COMPLAINTS

In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours. 


Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.  


Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have. We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.  


Ocean Edge Holiday Rentals cannot accept responsibility for personal property such as cameras etc, that are left unattended in your holiday accommodation. Ocean Edge Holiday rentals is not liable for any damage or loss of property which as person may sustain during your stay
